We received a request from Jacob's Diner's bank, that we provide them with a property and liability proof of insurance. Which forms will we submit to them and how can we download them?

FAQ

1) How do you check that all additional insured are listed on the policy?

- You have to look at the policy and search for the AI. If there is a landlord or mortgagee, they have to be listed.

  If they are not, we have to request an endorsement to add them on the policy. 

  FYI: Cumberland has a clause that covers the landlord automatically so technically for Cumberland, we would not necessarily have to do it (again, only for landlord)

- For contractors, we have to check the policy for a form or coverage called "blanket additional insured". If they have it, we can prepare and send the COI. 

 

2) What do you mean by special language? 

- "Special language" is additional verbiage that will go on the certificate. Whoever is requesting the certificate will be the individual who will also request this special language.

-This is more common on NY policies, and even more common for NY contractors, not so much for NJ

 

3) How do you know the type of accord?

- Definitions are above and when you click on the form, such as Accord 25, it says it on the top. But, for commercial property, 27&28 are both accepted but 28 is preferred. The difference is that accord 27 is used for home whereas 28 cannot be used for home. 

When you get a COI request they will say which accords they want. It can look something like "please provide evidence of property insurance accord 28"

- Acord 50 is auto. When you open this form, it is like an ID card
